Turkish citizenship through property: the essentials

The USD 400,000 rule, the three-year commitment and the four steps from shortlist to application.

Antalya is one of the most popular places in Türkiye for foreign buyers, and a well-chosen property here can also be the basis for a Turkish citizenship application. Here is the short version of how the real estate route works.

The basic rule

Foreign nationals who buy real estate in Türkiye worth at least USD 400,000 can apply for Turkish citizenship. The property must be kept for three years, and a note stating this is added to the title deed.

What the process looks like

  1. Shortlist and viewing. We agree on your budget, district and the kind of life you want, then view a short list of properties in person or by video.
  2. Valuation report. An officially licensed valuation report confirms the property's value. The value in this report is what counts for eligibility.
  3. Payment and title deed. Payment is made through a Turkish bank and documented, and the title deed is transferred at the land registry.
  4. Application. With the title deed and supporting documents, your lawyer files the residence and citizenship applications.

Things to check before you commit

  • Whether the property has been used for a citizenship application before.
  • That the price you pay and the valuation report are consistent.
  • Title deed status, zoning and any debts or restrictions on the property.
